Grants and schemes for first home buyers
Depending on your circumstances, you may be able to access the first homeowner grant, stamp duty (transfer duty) concessions, and the Australian Government 5% Deposit Scheme, which can allow eligible buyers to purchase with a smaller deposit. How much deposit do I need to buy my first home?
It depends on the lender, the property and the schemes you qualify for. Many buyers aim for 20% to avoid lenders mortgage insurance, but some lenders and government schemes accept much smaller deposits. We'll show you what works for your specific situation.

How much can I borrow?
Lenders look at your income, expenses, debts, deposit and credit history. We can give you a realistic estimate at your first chat, and pre-approval confirms it.

What is pre-approval and how long does it last?
Pre-approval is a lender's conditional indication of how much they may lend you. It's typically valid for a limited period, often around 3 - 6 months, and is subject to the lender's final assessment of the property and your circumstances.

What does it cost to use a mortgage broker?
We generally don't charge an upfront fee for our broking service. We're paid commission by the lender of your choice once the loan settles. All commissions are disclosed in your Statement of Credit Assistance and lender loan contracts. In the rare 1% of cases, if your loan situation calls for an upfront fee, it will be disclosed in a Credit Quote prior to the Statement of Credit Assistance, which you'll then be able to decide if you wish to proceed or not.

Can I buy my first home with a small deposit?
Sometimes. Options include low-deposit loans, family guarantees and government schemes, each with their own conditions and costs. We'll talk through the pros and cons before you commit.
